Property Owners

Membership to the Lake Chaparral Residents Association Ltd. is a mandatory membership for those living within Lake Chaparral, registered as a legal encumbrance on the property land title.

​

An active LCRA member in good standing (fees paid, no incidents on record) is entitled to the following:

​

  • Access to the facility, lake, and park during operating hours

  • Free equipment rental (sports equipment, boats, etc.) in accordance with existing rules

  • Reduced rates for Function Room bookings

  • Ability to book the Cookshacks and Large Group Bookings (not available to non-members)

  • Free admission to all LCRA-hosted events​

Land Titles & Membership

​

Once you have taken possession of your new home and received your land title, you may apply for your LCRA membership(s).

​

Please note: LCRA memberships, including physical membership cards and access to the facility, will not be provided without a copy of the property land title. Any outstanding fees MUST be paid in full before the LCRA membership application can be submitted.

To apply for a membership, all applicants must:

​

  • Apply in-person at the LCRA Office (located at 225 Chaparral Drive SE), no appointment required.

  • Be the land title holder of a qualifying Lake Chaparral address.

  • Provide a copy of the land title, proving the showing the property owner and encumbrance, to the LCRA Office.

    • If there are significant delays with processing at the Alberta Land Titles Office, please contact our staff. Current processing times can be viewed here.

  • Provide the names of all residents living at the property; all residents listed must reside at the title address.

    • To receive membership cards, each member/resident must show valid government-issued photo ID, which lists the title address as their address of residence.

  • Have their photo taken, to be added to their account and used to print membership cards.

Payment of a one-time $100 New Homeowner Setup fee must also be made to secure membership. This covers the following items:

​

  • Staff labour for creating new homeowner profiles, including land title paperwork processing

  • First issuance of membership cards

  • All required internal materials and printing

​

This fee also covers any fees associated with the transfer of account privileges (i.e., when a homeowner transfers their lake privileges to a renter), as well as any hypothetical additional member fees for people living at the address in addition to the primary land title holders. These items are charged by some other lakes/Residents Associations – ours is included in this fee.

Membership Fees

​

The Membership fee must be paid annually and consist of one or more components as determined by the Board of Directors.

​

Certain components of the membership fee may be adjusted annually by up to the prior calendar year’s Consumer Price Index (CPI) for Alberta, as published by Statistics Canada, where required by the Articles of Association and registered encumbrances. Other components of the membership fee may be established or adjusted by the Board of Directors in accordance with applicable governing documents.

The full membership fee is due by July 1 of each year. The total fee amount for the upcoming year is generally communicated to members by the LCRA via email in May or June.

​

Membership fees must be paid in full and cannot be paid in part.

​

The fee may be paid online (via credit card) or in person at the LCRA Office by debit, cheque, or exact cash.
